I personally am involved in purchasing
houses because I enjoy it, and I enjoy it because I find it
a profitable way to invest my retirement dollars.
Some people
buy and sell in the stock markets. Some invest in mutual
funds or CD's. We, as investors, buy single family houses.
Why? Because
houses appreciate in value over time, and everyone needs them.
The demand never goes away. The housing market changes from
time to time in both supply and demand, but overall, I have
found it a safe and consistent source of profit & growth for my investment dollars.
Often,
other people ask me how they too can get involved in real
estate investment SAFELY, without years of experience in actual
real estate transactions or market knowledge. My answer is
simple: BECOME THE BANK by providing the investment capital
investors like myself need to purchase more houses.
We often
partner with capital investors who want to see their IRAs
earning at least 15% consistently and safely. Our capital partners
provide the money to buy the houses, and we provide them
w/ a 1st mortgage for no more than 60-65% of the property's
market value at 15% interest. This produces regular, steady
payments on a mortgage secured by a property worth at least
40% more than the mortgage securing it. Our partners have NOTHING
to lose! If we ever defaulted on the loan, the investor could
foreclose on the property, list it with a Realtor, sell it
below market value and STILL make a huge return.
For example: If you owned the mortgage whose face value was $40,000 on
a home whose Market value was $100,000., and your mortgagee
didn't make their payments and you were forced to foreclose
and take the house back (just like the bank), you could turn
around and sell the same house at a discount--- say 20% below
market value @ $80,000- and still double your money. That is
why the investment is so safe. It is based in a stable, secure,
appreciating asset.
In fact, when we purchase homes using "private
money",
we never even see the actual check until it is presented
to the closing agent or attorney at the settlement table.
Buying homes directly like we do, or indirectly
as our investment partners do is profitable and fun, and that
is why WE BUY houses. Besides, it beats sitting on the couch
watching television.
